Association Board Meetings: Association Board Meetings are held when needed. They are held at 7:00 p.m. at the pool pavilion. Meeting notices will be posted at the front gate prior to the meeting.



Entry to the Property: Owners must purchase either transmitters or bar code decals for accessing the property. They are sold by CAM Accounting. The cost for each decal is $8.00. There is a limit of 6 per unit.



Lost and Found: A Lost and Found page has been added to the Association News page. Click on the link at the top of the page. Any items turned in to or found by security will be shown there. We have a lot of sets of keys at the guardhouse.



Sales and Rentals: There is page on this website for owners to advertise the sale or rental of their property. CAM Accounting gets a lot of calls from people passing by looking to buy or rent. Because it is a gated community they are not allowed to drive through looking for signs. If you list your property on the Community Advertising page they will be directed to the website for information.



New Purchasers or Lessees: Prospective purchasers are required to obtain a set of association documents prior to closing. The seller can turn over their hardcopy set or the purchaser can download them from the "Downloadable Forms" page.

Owners are required to submit a copy of the rental lease to the association. Lessee's will not have their information entered into the front gate access computer unless the lease is submitted. It may be dropped in the front locked mailbox, given to the guard along with the update form, mailed to CAM Accounting, or faxed to 954-450-5466.

Payment of Maintenance Fees: Monthly fees are due by the 10th of the month. Any payment received after the 10th is assessed a $25.00 late fee.

Payments may be mailed to the address on the payment coupons or deposited into the mailbox at the front gate. Please use the black metal mailbox that has a lock on it.

Payments are picked up daily.

The only US post office box is located at the actual mailbox stations. The locked mailbox is for Monterey payments only. Monterey is not responsible for any US mail being deposited in this box.

Monterey also accepts credit or debit cards for payment of your monthly fees. You can call in with your payment or you can set up your account for automatic payment. Call CAM Accounting at 954-450-5410 if you are interested in this service. The association charges a service fee for this service. The total fee for homes is $71.00 and townhomes is $121.50. We do not accept checks over the phone at this time.

Coupon books are mailed out every December. If you do not receive your new book by January 1st, please call CAM Accounting.



Pool Pavilion: The Board of Directors voted to discontinue letting homeowners use the pavilion for private parties due to vandalism, parking problems, and neighbors' noise complaints.

Owners may not use the pavilion at any time for private gatherings. Food is strictly prohibited at the pool area.



Management and Accounting Issues: C.A.M. Accounting now handles the management as well as the accounting for Monterey. If you have questions regarding the payment of your monthly homeowner dues or the balance on your account, call CAM Accounting. If you are selling your home and need information for the sale, please have the title company call CAM Accounting at 954-450-5410 and they will provide the information needed.



Tow Company: If your vehicle gets towed call Seay Towing at 305-947-1100. The tow yard is located at 15699 West Dixie Highway.
